Step one is to speak to a lender and find out how much you qualify for. Even if you are worried you might not qualify at all, it doesn’t hurt to find out where you stand. It doesn’t cost anything to find out, and you may be surprised to learn that you do qualify after all!
There's no harm in finding out. Even if you don't qualify right now, your lender can help you better understand what's needed to get there, and help you work towards that goal. Maybe you don't qualify right now, but maybe you could qualify by this time next year, or even within a few months. Don't give up!
It doesn’t cost you anything as a buyer. That’s right – it’s free! The seller’s list their homes for sale on the MLS and pay their agent a commission. The seller’s agent offers a portion of that commission to the buyer’s agent in exchange for bringing a buyer to the table. You might as well take advantage of this and find yourself a good buyer’s agent right away.

Your monthly payment will depend on the purchase price of the home, how large of a deposit you can afford to put down, how many years the loan is for, and the interest rate you qualify for.
