We pull credit reports, eviction reports, and criminal reports. We dig deep to make sure we aren’t missing any potential red flags. References are required from previous landlords. Many property managers skip right over this step. If we can’t verify rental history we don’t rent.
Did you know that many management agreements automatically renew on an annual basis if you don’t give advanced notice? We won’t do you like your gym membership does and trap you in an auto-renewing contract. We do ask for a one-year initial commitment, but we want you to stay with us based on merit.
It’s important for landlords to protect themselves from bogus security deposit disputes. Any deductions should obviously be fair, accurate, and in full compliance with the law, but you should also not be afraid to make proper deductions or feel bullied into letting tenants get away with damages. By exhaustively photographing the property at move-in we can be confident that the refund is being handled fairly, and that we have the evidence we need to prove it in a court room if necessary.
We have developed a proprietary system of collecting and analyzing rental market data. There is no central database where other property managers can access this information. Having a deeper understanding of the market enables us to accurately calculate the rental value of your property and to lead the market rather than just following it.
We have very detailed, objective, written rental criteria, and we set the bar high. This both protects you from fair housing claims and results in higher quality tenants. Just read our criteria and then read a few others and you’ll see just how clear the difference is. Many companies have criteria that consists of a small blurb, others have no written criteria at all.
We carefully inspect the property at least once per year. We're looking for any repair and maintenance that may be needed, as well as for any possible lease violations that may be occurring. We will inspect the property more often if needed. Our goal is to make sure your property is well cared for.

Our fee is a percentage of any rent we actually collect and that’s it! We don’t charge you extra for anything else. No extra fee for finding a new tenant (typically 50%). No extra fees charged for inspection, or markup on maintenance and repairs. A set percentage of the rent collected is all you ever pay.
